Water is coming through a ceiling you share with a neighbor, or smoke has got into a hundred-year-old staircase. Denver packs 715,522 people into 153 square miles, so damage here rarely stops at one wall. We work the whole city, from Baker and Five Points out to Green Valley Ranch.
Denver is a consolidated city and county, which is unusual in Colorado. It split from Arapahoe and Adams counties in 1902, and it has run as a single City and County ever since. That matters for permits, because one office handles the whole city rather than three.
The density is the other half of it. Denver holds about 4,674 people per square mile, nearly double what Aurora holds. Much of that is old housing, built in the brick boom that followed the railroad’s arrival in 1870. Capitol Hill, Baker, Curtis Park and Five Points still carry that stock.
Old and dense together produce a particular kind of loss. Water from an upstairs unit runs along joists and shows up two rooms away. Smoke moves through shared chases and stairwells into homes that never saw flame. Plaster and lath hold moisture far longer than modern drywall does.
The city also sits where Cherry Creek meets the South Platte, which is where Denver was founded in 1858. Low-lying ground near both channels still drains badly in a hard storm.
In Denver the technical work is rarely the complicated part. Working out who owns the damage, who authorizes the repair and who else lives in the building is. Each service page below carries the method; this is how the job actually runs here.
A burst line in a Capitol Hill fourplex creates one loss and two claimants. The association or upstairs owner deals with the source; you deal with soaked ceilings and finishes. We map which is which before the drying plan is signed, so nobody pays twice: water and flood damage restoration.
A kitchen fire in one unit puts smoke into three others through the stairwell. Those neighbors have a real loss and often do not realize they can claim it. We assess every unit that shares air with the origin, not only the one that burned: fire damage restoration.
Mold in a rented or shared building is where conversations get tense. Tenants report it late, owners want the smallest possible scope, and the wall hides the truth. We test and report the actual extent so the discussion runs on evidence: mold mitigation.
On a Denver block the neighbors are a few feet away and they notice everything. These jobs need unmarked, contained work and disposal that follows the rules exactly. We keep the site secure and the scope documented for whoever is settling the claim: biohazard and trauma cleanup.
Denver work is not the same as suburban work, and the differences are practical. Access, neighbors and old materials all shape the plan. These four are what customers here tell us matter.
Denver is 69 miles from our Colorado Springs office, about an hour and five minutes on I-25. We dispatch around the clock rather than at the start of a working day. Crews bring equipment with them, so a first visit is a working visit.
Old Denver materials do not dry on a modern schedule. We meter into the assembly and set equipment for what the building actually holds, not for a drywall timetable. Our technicians are IICRC certified, and the readings back up the method.
In a fourplex or a converted building, other people keep living there while we work. We plan containment, air pressure and access routes so the rest of the building stays usable. That is a different job from working an empty suburban house.
Denver runs its own permits and inspections as one City and County. We build the loss file to match, so a rebuild does not stall between departments. We photograph scope, log daily readings and give your adjuster something complete.
Denver’s 78 neighborhoods were mapped in 1970, and the boundaries have barely moved since. The one your property sits in tells us the likely construction and the likely failure.
Central Denver holds the oldest and densest stock, in Capitol Hill, Baker, Cheesman Park, Congress Park and Country Club. Brick, plaster and subdivided houses are the norm here. Several of these streets fall inside Denver historic districts, so a rebuild has design review on top of the usual permit.
North and north-west Denver covers Five Points, Curtis Park, Cole, Whittier, Globeville, Highland, Sunnyside and Berkeley. This is where old housing sits next to new infill and converted warehouses, including LoDo and RiNo. Mixed construction on one block means the same storm produces very different losses.
East and south Denver runs through Park Hill, Hilltop, Montclair, Mayfair, Washington Park, Platt Park and University. Bungalows and larger inter-war homes dominate, usually with full basements. Finished basements are where most of the water work happens.
The outer city takes in Central Park, Montbello, Green Valley Ranch, Harvey Park, Bear Valley and Westwood. Building here is newer and more spread out, closer to what we see in the suburbs. We cover all of it, and if your neighborhood is not listed, call and we will confirm.

David, Jordan, and Forest were phenomenal and easy to work with. After the flooding in my place it was obviously a stressful situation, they were thorough and took their time explaining the process as well as answering my additional questions. They always kept me up to date on the status and were clear on when/what to expect. They were all very polite and efficient. Would 100% recommend them.![]()

Shared buildings, old materials and historic districts raise questions the suburbs do not. These are the ones Denver callers ask before we start.
Usually both, and that is why documentation matters from the first hour. The source is the upstairs owner’s problem, while the damage in your rooms is yours to claim. We record the path and the readings so neither adjuster has to guess.
It can, because exterior changes in a historic district go through design review. Mitigation and drying are not affected, so the emergency work starts straight away. We flag the review early so the rebuild timeline is realistic from day one.
Plaster, lath and old framing hold water differently from drywall and engineered timber. The moisture sits deeper and releases more slowly, so a three-day drywall schedule does not apply. We meter daily and stop when the material reads dry, not when the calendar says so.
Usually yes, and that is the normal expectation in Denver. We set containment and negative air so the affected area is sealed from the rest of the building. Access routes get planned with the owner or the association before equipment arrives.
Yes, and those jobs run differently from a single-family loss. The association usually owns the structure while you own the interior finishes, so the scope has to be split cleanly. We write it that way from the start to avoid a dispute later.
It is 69 miles up I-25, roughly an hour and five minutes without traffic. We dispatch around the clock and confirm a crew window when you call. For a multi-day drying job the crew is on site daily regardless.
Not sure whether this is a mitigation job or a full rebuild? Tell us what you can see and we will scope both, in writing, before anything starts. Call (719) 481-3035 or use our contact page, and start at emergency services if water is still moving. We are IICRC certified, licensed and insured, and Denver is one stop on our wider Colorado service area.
