Smoke is in the drapes, the basement is holding water, or something has been wet behind a wall for weeks. Colorado Springs sits over a mile up, at the foot of Pikes Peak, and that changes how damage behaves. This is our home city, so the crew you get did not drive in from somewhere else.
Colorado Springs is the second-largest city in Colorado, with 478,961 residents counted in 2020. It is also the largest municipality in the state by area, covering nearly 196 square miles of El Paso County. The city sits at 6,035 feet on Fountain Creek, right at the base of a 14,115-foot peak.
That altitude and the steppe climate shape every job here. The air is dry, so materials give up surface moisture fast and hold it deep. Chinook winds swing the temperature hard in a single day, and that is what splits supply lines in January.
The calendar matters more than people expect. March is the snowiest month, and eight of the ten heaviest 24-hour snowfalls on record fell between March and May. July and August bring the monsoon, with short, violent afternoon storms that drop most of the year’s rain. The region is also one of the most active lightning areas in the country.
Then there is fire. The Waldo Canyon fire started four miles north-west of the city in June 2012. It destroyed 347 homes and forced 32,000 people out. Smoke and soot reached far more homes than the flames ever did.
Restoration in the Springs is not evenly split. Wildfire history is why smoke work matters so much here, and the water work runs on a seasonal clock. Each service below has its own page with the full method.
A house fire and a wildfire leave different problems behind. Flame damage is local, while smoke moves through ducting, insulation and soft furnishings across the whole structure. We board up, clean soot, seal odor and stage the rebuild from one scope: fire damage restoration.
Two very different seasons produce most of the water work. January cold snaps split supply lines in garages and crawl spaces. The July monsoon pushes runoff at foundations in a single afternoon. We extract, dry and meter until the structure reads dry at depth: water and flood damage restoration.
At 6,035 feet the air is dry enough that mold is almost always a surprise. The moisture is trapped inside the assembly, fed by a slow leak that never reached the surface. We contain, filter, remove and correct the source: mold mitigation.
These calls are about containment and discretion more than construction. Trauma scenes, unattended deaths and sewage backups need correct disposal, documented scope and a secure property. Our IICRC-certified crews work them discreetly and document the scope for the claim: biohazard and trauma cleanup.
Our office is in Colorado Springs, not a regional branch running the city from a distance. That changes response, scheduling and who actually turns up. These four points are the ones customers notice.
We work out of 1735 Jet Stream Drive at the north end of the city. Crews stage from here, so a call at two in the morning is a short drive rather than a long one. Our office hours run Monday to Friday, but emergency dispatch does not stop with them.
Wildfire smoke behaves differently from a contained kitchen fire. It arrives through vents and gaps, settles citywide, and leaves odor in materials that never burned. We treat structures for smoke exposure even when the flames stopped streets away.
Equipment sizing that works at sea level does not transfer to the Front Range. Thinner, drier air changes evaporation rates and how quickly a material releases trapped moisture. We set drying targets from meter readings taken in your building, not from a chart.
Every loss is documented so your claim moves without argument. We photograph scope, log daily moisture readings and write the file your adjuster needs. Our technicians are IICRC certified, and the paperwork reflects those standards.
The Springs is not one housing type, and the west side behaves nothing like the new north end. Knowing the street tells us where water will run and where smoke will settle.
The old west side takes in Old Colorado City, Ivywild, Cheyenne Cañon and the Broadmoor. The Broadmoor Land Company started building there in 1891. Victorian and early-century construction here means plaster, timber framing and crawl spaces. Smoke and moisture both travel further in those cavities than owners expect.
Central Colorado Springs runs from downtown and Tejon Street out through Knob Hill and Stratton Meadows. The city was laid into quadrants around Cascade Avenue back in 1898. Much of this housing came with the post-war boom. Finished basements and aging water heaters are the usual sources here.
The north end is where our own office sits, and it is the newest part of the city. Larger footprints and second-floor laundry rooms let water cross two levels before anyone hears it. That is also the stretch we reach fastest.
We also cover Monument, Fountain, Widefield and Manitou Springs. We work the military communities around Fort Carson and Peterson Space Force Base. Schriever Space Force Base and the Air Force Academy are on the same route. Around 45,000 active-duty personnel are stationed in the area, so we are used to working to a posting timetable.

Altitude, wildfire and a military population produce a particular set of questions here. These come up most often on a first call.
Both, and they are not the same job. Wildfire smoke enters through vents and gaps and settles in materials across an untouched house. We test the extent of the exposure before quoting, because the visible line is rarely the real one.
March is the snowiest month in the Springs, and eight of the ten heaviest 24-hour snowfalls fell between March and May. Wet spring snow is heavier and melts fast against a warm roof. That combination backs water up under shingles and into ceilings.
Yes, and it is one of the more common July and August calls. The Springs gets most of its rain in short afternoon storms, and dry ground sheds water instead of absorbing it. Runoff finds window wells and foundation cracks within minutes.
Carriers generally treat a lightning strike as a fire-related loss, but your policy wording decides it. This is also one of the most active lightning regions in the country. A strike can char framing, damage wiring and leave smoke through a roof cavity without an open flame.
Yes, and we schedule around posting dates regularly. Around 45,000 active-duty personnel are stationed in this area, so short timelines are normal for us. Tell us the date at the estimate and we will build the sequence backwards from it.
This is our home city, so travel time is measured in minutes rather than the hour it takes to reach Denver. Dispatch runs around the clock, and we confirm a crew window when you call. If access is restricted on a base or a gated street, tell us at that point.
You do not need to work out which service you need before you call. Describe what you can see and we will tell you what happens next, and what it will take. Call (719) 481-3035 or use our contact page, and if it is already an emergency start at emergency services. We are IICRC certified, licensed and insured, and we cover the whole Colorado service area from this office.
