The ceiling is dripping, the hallway smells of smoke, or a dark patch has spread behind the washer. Aurora runs 160 square miles across three counties, so the right crew has to know your corner of it. We work all of it, from Original Aurora out to the Southlands edge.
Most restoration companies treat Aurora as one suburb east of Denver. It is the third-largest city in Colorado, home to about 410,053 people across Arapahoe, Adams and Douglas counties. That spread matters when water or fire hits, because the building stock changes as you move east.
The land itself changes too. Aurora posts its elevation at 5,471 feet. The city still climbs almost 1,000 feet, from Sand Creek in the northwest to the Douglas County line in the south. The climate is semi-arid, which fools people into thinking mold cannot take hold here. It can, and it usually does it quietly inside a wall cavity where the air never moves.
Then there is the sky. Aurora sits east of I-25, where tornado alley begins, and averages around a dozen tornado warnings between April and July. Hail is the routine threat rather than the rare one. Winter brings the other half of the problem. December lows sit near 17 degrees, and supply lines freeze in unheated crawl spaces.
Our base is 1735 Jet Stream Drive in Colorado Springs, 68 miles south on I-25. That is roughly an hour of clear road, and we dispatch around the clock rather than waiting for office hours.
Aurora has about 145,310 households spread over three counties, and roughly 62 percent are owner-occupied. That mix means most of our calls come from people spending their own money on a house worth around $469,100. So we lead with the failure that caused the damage, not with a service menu.
Two seasons drive most Aurora water work. Spring hail opens roofs and vents, and the next storm pushes water into ceilings that looked fine the day before. Winter does the quieter version, splitting supply lines in crawl spaces and unheated garages along the older north-west streets. We extract, set drying equipment, and track moisture readings until the framing itself is dry: water and flood damage restoration.
Flame damage is usually contained to one room, while smoke is not. In the larger open-plan builds out toward E-470, soot travels up stairwells into bedrooms the fire never reached. Older north-west homes behave differently, holding odor in plaster, ductwork and crawl spaces. We board up, clean soot, treat odor and stage the rebuild: fire damage restoration.
Aurora’s semi-arid climate is why mold here gets missed for months. Nothing feels damp, so the growth sits inside the wall where a slow joint has been weeping. Finished basements and second-floor laundry rooms are the two places we find it most. We contain, filter, remove and fix the moisture source: mold mitigation.
Some Aurora calls are not really construction jobs at all. Trauma scenes, unattended deaths and sewage backups need containment, correct disposal and a crew that keeps quiet about it. We document scope for the claim and keep the property secure throughout: biohazard and trauma cleanup.
Plenty of companies list Aurora on a coverage map without ever working east of I-225. These are the four things that actually change your outcome here. None of them are claims we cannot back up on site.
We dispatch from 1735 Jet Stream Drive, 68 miles and about an hour from most Aurora addresses. Crews roll around the clock, so a two-in-the-morning burst pipe does not wait for Monday. Our office hours are Monday to Friday, but our emergency line is not tied to them.
Our technicians are IICRC certified. We apply the same drying and remediation standards in a post-war bungalow as in a newer build out east. The structures differ, so the moisture mapping and equipment placement differ with them. Certification is the floor here, not the selling point.
Aurora sits above 5,400 feet in a semi-arid climate, and that changes how fast materials release moisture. Dehumidifier sizing and air-mover placement that work at sea level will under-perform here. We set targets from readings on your property rather than from a generic chart.
Aurora spans three counties, and we document each loss so the claim holds up wherever it is filed. We photograph scope, log daily moisture readings, and hand your adjuster a file they can actually work from. You stay the decision-maker on your own claim throughout.
Aurora grew outward in waves, and each wave left a different kind of building behind. Knowing which wave your street belongs to tells us where water will travel and where mold is likely to hide.
North and west Aurora is the oldest part of the city, around the original Fletcher townsite, City Center and Hoffman Heights. Homes here are smaller and older, with crawl spaces and original plumbing runs that fail in cold snaps. Lowry Campus, Stanley Marketplace and the Anschutz Medical Campus sit in this stretch. We work occupied commercial space here as often as houses.
Central Aurora covers the 1970s and 1980s subdivisions that took the city from 74,974 people to more than 222,000. Village East, Del Mar, Utah Park, Aurora Hills, Heather Ridge and Heather Gardens fall in this band. Attached garages, finished basements and aging water heaters are the usual sources here. A finished basement turns a small leak into a full reconstruction.
South and east Aurora is the newest growth, running out toward E-470 and the Southlands. Tallyn’s Reach, Saddle Rock, Beacon Point, Copperleaf, Wheatlands, Murphy Creek, Smoky Hill, Piney Creek and Blackstone are all in this area. Larger footprints, open plans and second-floor laundry rooms mean water spreads across two levels before anyone notices it.
We also cover the Buckley Space Force Base area, Sterling Hills, Seven Hills and Mission Viejo. Meadow Hills and the Inspiration area in Douglas County are on our route too. If your street is not named here, call and we will confirm it.

Aurora’s three-county layout and its hail season generate questions we rarely hear elsewhere. These are the ones that come up before a crew is dispatched.
Often it becomes both, and the order matters. The hail event damages the roof, then the next storm drives water into the ceiling and walls below. We document the interior loss separately so it is not folded into a roofing line item and lost.
It does not change how we work, and it can change the paperwork. Aurora crosses Arapahoe, Adams and Douglas counties, so permits and inspections for a rebuild follow whichever county you sit in. We confirm the county at the estimate stage so the rebuild does not stall.
Yes, because mold feeds on moisture trapped inside the assembly, not on room humidity. A weeping supply joint behind a cabinet stays wet no matter how dry the Aurora air is. Dry outdoor air is also why it is usually found late, once staining or odor reaches the surface.
Our own crews run the 68 miles north on I-25 from Jet Stream Drive. We coordinate the crew, the equipment and the documentation on every Aurora job. Dispatch runs around the clock, so the drive is the delay rather than the schedule.
Finished basements hide wet material behind drywall, insulation and flooring layers. Below grade there is less airflow and a cooler slab, both of which slow evaporation. We meter behind the finishes rather than trusting a surface reading.
Crews stop, secure equipment and shelter, because Aurora averages about a dozen warnings between April and July. Work resumes once the warning clears and the site is safe. Drying equipment stays running wherever power allows, so progress is not lost.
Damage gets more expensive every hour it sits, and drying that starts today costs less than reconstruction next month.
